3 Tips to Get Your Offer Accepted in a Competitive Market: By David Reecher

#1: Make sure you’ve offered a competitive price on the home, if there are multiple offers, and you are able to remove the appraisal or loan contingency, then that’s a possible consideration.

#2: Put down a larger earnest money deposit to show you are serious.

#3: And the most important advice: The agent representing you is the key – get an agent who has a lot of experience and who knows how to make you shine against all other buyers.

David Reecher: Senior Housing Statistics since 2010

 Senior-related housing has increased slightly from 11 percent to 14 percent of buyers over the age of 50. 

  • Many of these (68 percent) purchased a detached, single-family home.
  • Fifty percent bought in a suburb or subdivision, down slightly from 52 percent in 2020.  
  • When not purchasing in the suburbs, buyers focused on small towns (16 percent, down from 19 percent). 
  • Increasingly, senior buyers are looking to resort or recreational areas (17 percent up from 13 percent in 2020.

David Reecher: Home Buyers Now Have Access to Some Great NO MONEY down program

Today, there are NO Money down loan programs available. And most FHA loans require only 3 ½ percent, while conventional loans can be as little as 3 or 5 %. Putting 20% down is great if you can do it, but you can still get a very low interest rate loan even if you’re only putting down 3.5%.

David Reecher - New Construction Home market in 2021-2022

While new construction was seen by many as a way out of COVID-related inventory shortages, supply chain and labor challenges kept it from fully taking advantage of the opportunities offered by the 2021 market. While in 1989, 29 percent of buyers purchased a new home, only 15 percent did so in 2021.
