David Reecher - New Construction Home market in 2021-2022

While new construction was seen by many as a way out of COVID-related inventory shortages, supply chain and labor challenges kept it from fully taking advantage of the opportunities offered by the 2021 market. While in 1989, 29 percent of buyers purchased a new home, only 15 percent did so in 2021.

  • Don’t change jobs , become self-employed or quit your job.
  • Don’t buy a new car, van or truck or you may end up living in it.
  • Don’t use any charge cards or let your accounts fall behind.
  • Don’t spend any money you have set aside for closing.
  • Don’t omit any debt or liabilities from your loan application.
  • Don’t buy any furniture even if the payment is deferred until after closing.
  • Don’t allow any additional inquiries on your credit except for insurance purposes.
  • Don’t make any large deposits or take out any large deposits without first checking with your lender or your agent.
  • Don’t change bank accounts.
  • Don’t co-sign on a loan for anyone, no matter what and be sure to tell your lender if you already are a co-signer for anyone, as that debt goes against you.

Today, there are NO Money down loan programs available. And most FHA loans require only 3 ½ percent, while conventional loans can be as little as 3 or 5 %. Putting 20% down is great if you can do it, but you can still get a very low interest rate loan even if you’re only putting down 3.5%.

Senior-related housing has increased slightly from 11 percent to 14 percent of buyers over the age of 50. 

  • Many of these (68 percent) purchased a detached, single-family home.
  • Fifty percent bought in a suburb or subdivision, down slightly from 52 percent in 2020.  
  • When not purchasing in the suburbs, buyers focused on small towns (16 percent, down from 19 percent). 
  • Increasingly, senior buyers are looking to resort or recreational areas (17 percent up from 13 percent in 2020.
